Construction
Management

A transparent delivery model where we manage the full construction process on behalf of the client. We coordinate consultants, trades and programme from start to finish, and we are answerable for the outcome.

This model is for clients who need the project held, not supervised at a distance. Responsible for how the outcome is delivered.

Head
Contracting

We carry the contract and the responsibility for delivery. We manage subcontractor engagement, programme, compliance and documentation, and we are accountable for the delivered result.

Clarity in programme, cost and quality, from commencement through to the end of the defects period.

Early Contractor
Involvement

We engage during design to provide construction input before the programme is locked. Buildability, trade market conditions, programme structuring and cost are resolved while decisions can still change.

ECI protects design intent by surfacing constraints early. It gives the full project team a grounded construction position before contracts are executed.

Design &
Construct

Where the brief and consultant structure require it, we hold both design and construction scope. We engage and manage the design team, carry the design risk, and remain accountable for how the project is delivered against the brief.

This model is applied where it is the right fit, not as a default. Where an interior designer or architect is already part of the project, our role is to build what they have designed, to the standard they intended.

Additional scopes

Make Good &
Tenancy Works

End-of-lease reinstatement, make good obligations and new tenancy fitout works. Often delivered inside occupied or partially occupied buildings, against landlord programmes and lease conditions.

Occupied
Environments

We work inside operating businesses. Construction staging, noise and access management, sequencing around live areas, and coordination with building management, planned in advance, not improvised on site.

Refurbishments &
Staged Upgrades

Lobby upgrades, end-of-trip facilities, plant and services replacement, and common area refurbishment. Delivered within building management constraints and to a defined programme.
