Where the brief and consultant structure require it, we hold both design and construction scope. We engage and manage the design team, carry the design risk, and remain accountable for how the project is delivered against the brief.

End-of-lease reinstatement, make good obligations and new tenancy fitout works. Often delivered inside occupied or partially occupied buildings, against landlord programmes and lease conditions.
We work inside operating businesses. Construction staging, noise and access management, sequencing around live areas, and coordination with building management, planned in advance, not improvised on site.
Lobby upgrades, end-of-trip facilities, plant and services replacement, and common area refurbishment. Delivered within building management constraints and to a defined programme.
