Office and commercial fitout, make good and building works across Greater Sydney. Three ways into a project. The same standard, whichever suits.
When the design is still forming. The most expensive decisions are made before anyone is on site. ECI brings construction thinking into the room while those decisions can still change.
The design team is assembled and coordinated: interior designer, engineers and services consultants. Brief, concept, documentation and design for construction, with budget and programme tested at every stage, incumbent services aligned, and certification and CDC approvals in hand. The project reaches site already resolved.
When one agreement should hold everything. Design and delivery under a single contract.
Where a designer is already appointed, they stay at the centre of the project. Where none is, the right designer is engaged for it. Suited to tenant fitouts, and to capital works where an asset manager wants the whole of it held in one place.
When the drawings are ready. A design that deserves to be built as drawn.
Priced line by line, delivered by trades chosen for the work, and carried through to the end of the defects period. Documents are read closely, only what is real is raised, and the programme is held.
The same standard applied regardless of project type or location.
A building’s value is earned in how it is maintained, repositioned and leased. Make good, end of trip facilities, amenities upgrades and base building works are planned around the tenants who remain, reported the way owners need to see them, and timed to the leasing calendar. A spec suite is ready when the agent needs it. A lobby upgrade never becomes a tenant complaint.
End-of-lease reinstatement, make good obligations and new tenancy fitout works. Often delivered inside occupied or partially occupied buildings, against landlord programmes and lease conditions.
We work inside operating businesses. Construction staging, noise and access management, sequencing around live areas, and coordination with building management, planned in advance, not improvised on site.
Lobby upgrades, end-of-trip facilities, plant and services replacement, and common area refurbishment. Delivered within building management constraints and to a defined programme.
